Agreement to Terms
By accessing or using FormBarn ("the Service"), you agree to be bound by these Terms of Service ("Terms"). If you do not agree to these Terms, please do not use the Service.
These Terms apply to all visitors and users. By using the Service, you represent that you are at least 18 years of age or have the permission and supervision of a parent or legal guardian, and that you have the legal capacity to enter into the contracts you generate.
Service Description
FormBarn is a free online document generator. The Service lets you create, preview, and download as PDF:
- Motor Vehicle Bill of Sale— including the federal odometer disclosure statement and buyer's acknowledgment, with state-specific guidance.
- Residential Lease Agreement — fixed-term or month-to-month, covering rent, deposits, pets, utilities, and other standard clauses.
- Drafts on your device — no account is required; your progress is auto-saved in your own browser.
Free & ad-supported: the Service is provided free of charge and may be supported by advertisements. In regions where consent is required (such as the EEA/UK under GDPR, or US states under CCPA/CPRA), you will be shown a consent dialog before personalized ads are displayed.

No attorney–client relationship is created by your use of the Service, by generating a document, or by contacting us. The templates, state quick facts, and other information on this site are provided for general informational purposes only, as-is, without any warranty of legal sufficiency or fitness for your specific situation.

We make reasonable efforts to keep templates and state information current and accurate, but we cannot guarantee that a generated document is complete, up-to-date, enforceable, or appropriate for your circumstances. Acceptable Use
When using FormBarn, you agree to:
- Provide accurate and truthful information in the documents you create
- Use the Service only for lawful purposes and genuine transactions
- Not create documents that are fraudulent, misleading, or intended to deceive
- Not attempt to gain unauthorized access to the Service, its servers, or networks
- Not use bots, scrapers, or other automated systems to access the Service
- Not attempt to circumvent rate limits or other security measures
- Not damage, disable, overburden, or impair the Service
- Comply with all laws and regulations applicable in your jurisdiction
Fair Use & Rate Limits
To keep the Service fast and free for everyone, we enforce fair-use limits:
PDF downloads
Up to 50 PDF downloads per day, measured per IP address and anonymous visitor identifier. That is far more than any genuine use requires — it exists purely to stop automated abuse.
Repeated attempts to circumvent these limits may result in temporary or permanent suspension of access to the Service.
Intellectual Property
Our Service and templates
The Service — its design, code, document templates, state guidance, graphics, and branding — is owned by FormBarn and protected by copyright and other intellectual property laws. You are granted a free, non-exclusive license to use the templates to create documents for your personal or business transactions. You may not redistribute, resell, or sublicense the templates themselves or copy substantial parts of the Service.
Your content
You retain full ownership of everything you enter into the builders and of the documents you generate. By requesting a PDF, you grant us a limited, temporary license to process your content solely to render and return that PDF. We do not store your document content and will never use, share, or distribute it for any other purpose.
Disclaimers and Limitation of Liability
No warranty
THE SERVICE AND ALL DOCUMENTS GENERATED THROUGH IT ARE PROVIDED "AS IS" AND "AS AVAILABLE" WITHOUT WARRANTIES OF ANY KIND, EXPRESS OR IMPLIED, INCLUDING BUT NOT LIMITED TO IMPLIED WARRANTIES OF MERCHANTABILITY, FITNESS FOR A PARTICULAR PURPOSE, AND NON-INFRINGEMENT. We do not warrant that the Service will be uninterrupted or error-free, or that any document will be valid, enforceable, or suitable for your specific transaction or jurisdiction.
Limitation of liability
TO THE MAXIMUM EXTENT PERMITTED BY APPLICABLE LAW, FORMBARN AND ITS OPERATORS SHALL NOT BE LIABLE FOR ANY INDIRECT, INCIDENTAL, SPECIAL, CONSEQUENTIAL, OR PUNITIVE DAMAGES — INCLUDING LOSS OF PROFITS, DATA, OR GOODWILL — ARISING FROM YOUR USE OF (OR INABILITY TO USE) THE SERVICE, OR FROM ANY DOCUMENT CREATED WITH THE SERVICE, INCLUDING ANY DISPUTE BETWEEN THE PARTIES TO SUCH A DOCUMENT.
Your responsibility: you are solely responsible for the accuracy of the information you enter, for reviewing the final document before signing, and for ensuring it meets the requirements of your state and situation. When in doubt, have a local attorney review it.
Service Availability
We aim for high availability but do not guarantee the Service will be available at all times. It may be interrupted by maintenance, technical failures, third-party outages, or events beyond our reasonable control. We reserve the right to modify, suspend, or discontinue the Service (or any part of it) at any time, with or without notice, without liability to you.
Governing Law
These Terms are governed by and construed in accordance with the laws of the jurisdiction in which FormBarn operates, without regard to conflict-of-law principles. Any dispute arising out of these Terms or the Service shall first be attempted to be resolved through good-faith negotiation; if that fails, it shall be resolved in the courts or arbitration forums of competent jurisdiction in that location.
Changes to These Terms
We may modify these Terms at any time. When we do, we will post the updated Terms on this page and update the "Last updated" date above. Your continued use of the Service after changes take effect constitutes acceptance of the new Terms.
Severability & Entire Agreement
If any provision of these Terms is held invalid or unenforceable, it will be modified to the minimum extent necessary or severed, and the remaining provisions will remain in full force. These Terms, together with our Privacy Policy and Cookie Policy, constitute the entire agreement between you and FormBarn regarding the Service.
